Tucked away in the peaceful expanse of upper Kodaikanal, this intimate and stylish 3-bedroom villa offers a panoramic view of the valley, making it the ultimate getaway destination. We have two of these enchanting villas, each capable of accommodating up to 6 guests, and when combined, they can host a larger group of up to 12 people.

About the villa

The Xanadu Meghadhootam is a lovely twin set of 3-bedroom villas. The villas can be booked separately or room-wise. Together the villas can accommodate 12 adults and if your group is larger, The Xanadu Birkenhead a few steps away can host 4 adults in 2 bedrooms. Thus, between the villas, we can accommodate 16 guests comfortably.

The Xanadu Meghadhootam is a set of twin adjoining villas. Each villa comprises of 1 Family suite and 1 Double room and can accommodate 6 adults. If you are a large group you can book both the villas and the interconnecting door between the two houses ensures you are together.

The ground floor houses the common Living cum Dining room, Kitchen and the Premium Double room with en-suite bath. The first-floor has the Family Suite - a Double room and a Twin room with a shared bathroom.

The cozy Living room with a large flat screen smart TV with Tata Sky and Netflix connection plus the wi-fi connection is the perfect spot to relax after a day of sightseeing. Our team will be delighted to set up a roaring bonfire for you in the evening. The charming verandah overlooking the garden and the rolling hills is the perfect spot for a cup of tea.

For the more adventurous, the large pear orchard at the back is the right place for a mini trek without stepping out of the property. And the View Point perched high above the villa offers a panoramic view of the picturesque landscape. The Activity Room is the perfect place if you want to indulge in a game of Table Tennis, Carrom, Board games or pick up a book for a quick read.

Types of Rooms

Family Suite

This lovely, bright and airy Suite comprises of a Double bedroom and a Twin Room (with 2 single beds) and is ideally suited for a family or 4 adults. Located on the 1st floor of the villa, the suite has a shared bathroom for the 2 rooms. The Double room has a panoramic view of the valley and the Twin room overlooks the hillock and pear orchard in the back.

• Check-in after: 2 PM
• All-male groups & stag parties are not allowed.
• All guests above 18 years must carry government-approved photo ID proof with address.
• Some spaces may be shared unless guests have booked the entire villa.
• Quiet hours at the villa are 10 pm to 8 am. No music or revelry is permitted during these hours.

• Check-out before: 10AM
• Pets are not allowed.
• Carrying/consuming drugs/narcotics and other illegal activities are strictly prohibited. Management reserves the right to report any such activities to local authorities.
• Smoking within the villa/rooms is prohibited. Guests can smoke outdoors.
• Non-compliance of any of the House rules mentioned herein shall result in immediate eviction of the Guest/s. In such cases, NO refund will be given.

Amazing! Outstanding location and view with a garden to relax. Food quality was at par with 5 star hotels yet homely and reasonably priced. Service was prompt and time and a great team which made our stay memorable. Had a super time in the Activity Room playing games. Will recommend Xanadu to all to get the best experience at Kodai.

Had the pleasure of a 4 day hospitality from Xanadu Kodaikanal.

The place is impeccably maintained. The Garden is very beautiful. The view from room was serene and air is unpolluted. It is around 3 KM from Kodaikanal lake. The food was home made and had all 4 dinners here. Each day, they will customize the menu according to your stated preference. Absolutely loved the food. The staff is very attentive and the place is almost home like. They also arranged cabs for sight seeing and they have tied up with the right people. Totally recommend this place, do yourself a favor by staying in this. Booked directly through their site and it was hassle free.
